The club are said to have triggered a release clause of just €6m (£5m) to begin discussions with the player.
According to a report from Fabrizio Romano, the negotiations were successful and Guiu passed his medical at Stamford Bridge on Guiu with an official unveiling expected imminently.
Guiu is said to have signed a six-year deal at the West London club that will see him through until June 30.

Guiu is the second signing of Enzo Maresca's time in charge of the Blues, after Tosin Adarabioyo
Once the deal is officially confirmed the Spaniard will become Chelsea's second signing of the summer, after they signed Tosin Adarabioyo on a free from Fulham.
A product of Barcelona's famed La Masia academy, Guiu enjoyed his breakthrough campaign with the Catalan club last season.
After being named on the bench against Granada in October Guiu would be handed his senior debut the following week, coming off the bench in the closing stages of a clash with Athletic Bilbao.
With the game level at 0-0 Guiu latched onto a pass on the edge of the box and beat goalkeeper Unai Simon with a low shot after only his second touch of the ball to score the winner just 33 seconds after being introduced.
At 17 years 291 days, Guiu became the youngest player to score for Barcelona on his debut in LaLiga this century.
Guiu went on to make a total of eight appearances in all competitions for Barcelona's first team last season, netting in a Champions League group stage defeat to Royal Antwerp in December.
